How to Build a Real Estate Business, Not Just a Burnout Machine

August 19, 20253 min read

Let’s just call it what it is: most agents are working themselves into the ground building a “real estate business” that’s really just a glorified job. It looks shiny on the outside, but inside? It’s a pressure cooker of burnout, broken boundaries, and bank accounts that don’t match the workload.

Sound familiar?

Mitch Ribak, 42-year serial entrepreneur, former brokerage owner, and author of The Big Lie, dropped truth bombs with me on the podcast about what most real estate agents are doing wrong—and what to do instead.

And trust me, if you want a business and a life, you need to read every word.

☠️ THE BIG LIE: “I’m Doing It for My Family”

Let’s talk about this dangerous narrative. Working 80 hours a week “for your family” sounds noble—but if you’re not present, your family isn’t buying it. Mitch learned the hard way: after losing $82 million in the dot-com crash, what hurt more was missing his kids grow up.

So he changed everything.

Lesson? Stop chasing your next commission check like it’s oxygen. Start chasing your freedom.

BUILD A BUSINESS THAT DOESN’T BREAK YOU

Here’s the real talk: most agents build businesses that require them to be in the middle of every transaction. If that’s you, you’re a liability in your own business.

Here’s Mitch’s “modern team” model in a nutshell:

  • You = Lead gen and negotiation only

  • ISA = Inside sales agent (licensed!) doing follow-up

  • Assistant = Managing everything that eats your time

  • TC = Transaction coordinator who keeps deals on track

  • Showing Agent(s) = Paid hourly to open doors (not take your commission)

No more babysitting agents. No more handing over 50% splits and still doing all the hard work.

💸 STOP OVERPAYING TO SHOW HOUSES

Here’s a stat that’ll punch you in the gut:

On a $400K sale, most team leads pay their agent $5,000…
...to open a few doors and maybe write a contract.

That’s $1,000 an hour. You could pay someone $35/hour and keep your profit margin intact.

This isn’t about being cheap—it’s about being smart. Mitch’s model lets you scale without bleeding out profit.

⏰ TIME IS THE REAL FLEX

If you can’t step away from your business for a week (or hell, even a weekend) without everything falling apart, you don’t own a business—you own a job. And a bad one at that.

You deserve better. Your family deserves better. And yes, your clients deserve a you that isn’t chronically exhausted.

🧠 IT’S NOT JUST BUSINESS. IT’S A MINDSET SHIFT.

Mitch isn’t just handing out hacks—he’s pulling back the curtain on how most of us got tricked into thinking more agents, more volume, and more hours = success.

It doesn’t.

You can sell 80–100 homes a year working 30 hours a week. But only if you build the right model.

There’s way more where that came from. Mitch and I got deep into profit margins, buyer agent laws, ISAs, lead systems, and how to quit chasing money and start living your damn life.
